- Find you a suitable tenant
- Carry out both referencing and credit checks on all named tenants
- Prepare all legal documentation (includes assured shorthold tenancy agreement and relevant notices)
- Ensure matters proceed smoothly towards the moving in date
- Collect the rent each month
- Guarantee the payment of rent on an agreed date to the landlord even if the tenant does not pay (12 months cover)
- Provide a detailed written and DVD inventory which complies with the new legislation introduced in April 2007 (charged separately)
- Advise regarding and protect the tenants deposit in accordance with the Housing Act of 2004
- Regularly inspect the property
- Deal with property maintenance problems
- Guaranteed payment of solicitors and court costs if the tenant should breach their contract through non-payment of rent or failure to vacate
- Guarantee the condition of the property on vacation by the tenant
