We will:

• Find you a suitable tenant
• Carry out both referencing and credit checks on all named tenants
• Prepare all legal documentation (includes assured shorthold tenancy agreement and relevant notices)
• Ensure matters proceed smoothly towards the moving in date
• Collect the rent each month
• Provide a detailed written and DVD inventory which complies with the new legislation introduced in April 2007 (charged separately)
• Advise regarding and protect the tenants deposit in accordance with the Housing Act of 2004
• Regularly inspect the property
• Deal with property maintenance problems

This service is designed as a basic management package (what we consider to be basic is often termed as a high level management package by our competitors). The Letting Shop will collect the rent for you but any unpaid rent or damage to the property and costs of legal proceedings are not guaranteed at this service level.
