How long can the property be let for?
Six months is the recommended legal letting term and is the recommended term for a tenant-find service. If you opt for any of our management packages, yearly tenancies are advised as set-up costs are the same for both.
What if the tenant defaults?
Your income will be guaranteed by The Letting Shop’s unique rental guarantee service if you have chosen one of our Silver, Silver Plus or Gold management packages.
What about gas safety regulations?
Annual inspections should be carried out by a CORGI registered engineer in accordance with The Gas Safety (Installation and Use) Regulations 1998. We work closely with a local company offering competitive prices and can arrange your inspections annually as part of our management package. If you have arranged this inspection yourself then we will require a copy of the certificate prior to moving your tenants in. Failure to comply with these regulations is a criminal offence and could result in a significant fine and/or imprisonment.
How about electrical safety regulations?
Landlords must ensure that all electrical equipment is safe and will not be dangerous to the tenants in compliance with The Electrical Equipment (Safety) Regulations 1994. This inspection should also be carried out annually and is typically organised by our property managers on your behalf.
Fire regulations are important too!
It is an offence to let a property with any furniture or furnishings that do not comply with The Furniture and Furnishings (Fire) (Safety) Regulations 1988 - not applicable to furniture manufactured before 1950.
How about smoke detectors?
Properties built since June 1992 must have smoke detectors installed in accordance with building regulations. These must be mains operated and fitted on each floor of the property.
Do I need any insurance whilst my tenants are in occupation?
Yes, every landlord must have buildings insurance however it is likely you will need to find a specialist policy for rented accommodation. Contents insurance is optional and usually recommended when the property is let furnished.
